BEFORE THE BUILD
Getting Started

A standard typical build takes between 8-10 months. Size of build and details within build plays a huge roll in this estimate.

Best time to start a build is as soon as the frost comes out of the ground.

A typical custom home ranges around $335/sqft and up. Basements typically cost $60-140/sqft to develop. Services such as gas, power, water, sewer, roads and landscaping are additional costs.

Spec Homes are built according to a builder's specifications with careful consideration of what features and finishes are generally appealing to potential buyers. These homes often feature entry-level finishing within the builder's predetermined specifications and are generally more budget-friendly.
Custom Homes are also built to a set of specifications, but these specifications are determined by the client's preferences and requirements. Clients have the flexibility to select and personalize various specifications based on their budget and preferences, allowing for a more tailored and unique home.

Development Permit is first and foremost. If you have no approval to develop the land then there is no sense wasting time and money into plans. After the Development Permit is approved, we apply and register your home within Progressive New Home Warranty and Alberta New Home Buyer Protection which is required before the Building Permit.

Construction Process

The primary goal of a custom build is to guarantee that clients are completely satisfied with each phase of the construction process before advancing to the next stage. This approach allows for flexibility, meaning that alterations to the design can be accommodated and integrated into the project as needed.

We allow Scheduled visits throughout the build to ensure the site is a safe place for the clients. The builder is there to answer any questions or concerns that may come up during the site visit.

Our team is onsite doing checks frequently throughout the days/weeks/months to ensure products being installed and the workmanship is always held at our highest standards. We work with professional trades that know how we operate and hold them accountable for anything not done properly or using poor materials.

We pride ourselves on being very hands on with our builds and clients. We strive to give weekly progress updates. We will always return phone calls or emails no later than 24 hrs.
BUILD COMPLETION
Finalizing Your Vision

Danson Custom Homes does a pre walkthrough checklist prior to walking through the home with clients and will either fix any deficiencies or has them noted prior to our walk thru. We have a Room by Room Checklist that is detailed from doors/ lighting/ hardware down to paint touch ups. Once our full interior and exterior walkthrough is completed we will go line item by line item for final confirmation and sign off together on that day's walk through. We then begin scheduling the items in for touch ups.

After our walk through we then begin scheduling adjustments and touch ups with our trades and make sure you as the client are aware of the dates and times.

Yes, it is almost impossible to have all warranty items and deficiencies completed prior to possession but everything will be scheduled to ensure times and dates work with our clients schedules.

Danson Custom Homes has a dirtworks division that is called Danson Dirtworks. We also provide any excavation, grading, cistern & septic design and installs along with landscaping, fencing, etc.

Absolutely. We pride ourselves on ensuring everything is included in the initial build. If budgets don't allow all your WANTS & NEEDS into the initial build process we make it as easy to do any modifications or upgrades after the fact.

Upon the signing of the Preconstruction Services Agreement, we convene with you, our client, architects, and interior designers to delve into your specific requirements and wishes. Together, we strategize to align your aspirations with the agreed-upon scope of work while adhering to your budget.

Whether aiding in site selection or reviewing your owned lot, our team of experts analyzes factors like topography, scenic views, solar orientation, natural landscaping, and utility needs. This comprehensive approach ensures optimal utilization of your chosen location.
During Construction

Welcome to your new home. What’s next…
During the first year of possession, the Danson Custom Homes team will complete 2 walkthroughs. The first will occur at the 2 month mark followed by a second walkthrough after 11 months of possession. These walkthroughs allow us to check in on your new build and make minor adjustments as required.
